"I am looking for a specific type of property to rent but there is nothing suitable on your website. Can you let me know if anything comes in?"
Our first port-of-call when we receive an instruction to rent a property is our Tenant Register. You can let us know the type of property you are looking for by clicking here.

"Is the property you've advertised still available to rent?"
Any property we advertise on ExcelProperty.je will clearly state whether the property is 'For Rent', 'Under Offer' or 'Let Agreed'. If the property is advertised as 'For Rent', the property is still available and you will be able to book a viewing on our website by clicking 'Arrange a Viewing'.

"Can I rent a property you have advertised if I do not have my 10 years residency?"
When we advertise properties for rent we will always include the housing status required. For a clear indication of whether you have the sufficient housing qualification to rent a property we advertise, please see our Qualifications Guide.

"I need someone to take over the service charge collection and communal areas management of our co-owned apartment block. Do you provide block management services?"
Currently, Excel Property Management do not provide Block Management Services. We only provide residential property management & lettings services to individual landlords.

"Do Excel charge tenants a lettings fee?"
Excel Property Management do not charge tenants a lettings fee to take on a property. The only occasion Excel may charge tenants a lettings fee is if they need to break their lease mid-term by finding a replacement tenant. This is because Excel will need to complete our thorough background checks on the new tenant and we are unable to charge the landlord twice in one term.

"If I view a property and like it, how do I secure my application to rent it?"
As above, we do not charge tenants a lettings fee, however, to secure a property we require a down payment against the first months rent of £200. Once we have received this down payment we will place the property "Under Offer" while we deal with all the paperwork and complete our tenant background checks.
Whilst the property is "Under Offer", if you decide you need to cancel your application, Excel Property will retain the £200 down payment as a cancellation fee. If however, your application is unsuccessful, the £200 will be refunded in full.
